We are very fortunate, proud and pleased to be able to say our property is a comfy Victorian Terrace tucked away yet very close to everything.

 

In addition it is located on a quite no through road leading in to a cul-de-sac.

 

We have parking bays to the front of the house. Although parking is not reserved, midweek parking is easy. At the weekend naturally the parking is busier. Should the parking bays be full, Hartley Street which is not even a minutes walk, is a good second alternative, and is a safe place to park.

Each bedroom door is fitted with a code lock that ensures hassle free secure access to/from the private bedrooms. 

 

As there are currently only two bedrooms available to book very often a single guest will have the whole house to themselves, all for the price of a bedroom. Although this is not guaranteed and may not happen at all or may only happen for part of a booking, it is much more likely to happen with us than in a house with four, five or six bedrooms.

 

Also having only two bookable bedrooms means that it is not a busy house with lots of people coming and going at all times of the day or night.

 

 

In the corner in the lounge we have a large 55” wall mounted TV which can be seen no matter where you sit in the lounge or the diner.

 

We have two comfy two-seater sofas with pillows and for those that like to stretch out and watch TV we have three footstools.

 

Also in the lounge we have a set of three glass coffee tables to keep all those important things safe and out of harms way, yet close to hand.

 

In the dining area we have a square black glass table with plenty of room for two and two swivel dining chairs.

The ground floor of this property has been extended so, and uncharacteristically for this type of property, we have a long large galley kitchen.

 

Our kitchen is equipped with the following:

Tumble dryer

 

Large double oven & hob

 

Microwave

 

Lockable fridge freezer (allocated to each room)

 

Toaster and Kettle

 

Breakfast bar and stools

 

Room allocated cooking and dining sets are stored in the lockable kitchen units allocated to each room.

 

To keep things simple, room allocated storage throughout the house is keyed alike. What this means is that guests are issued with a single key that opens all room allocated storage

Our large bathroom is equipped with a relaxing corner bath and a tiled shower cubicle with a glass door. Our shower delivers the water at a refreshingly high pressure and well in excess of what is considered acceptable.

 

The bathroom is also equipped with room allocated lockable storage cupboards which are locked/unlocked with the room allocated storage key.

Bedroom 1 is a large double room at the front of the house.

 

Luckily our part of Littles Crescent has no houses facing ours, just some trees and bushes.

 

Our property is on a no through road and so has very low traffic flows and hardly any road noise, ensuring a good night’s sleep.

 

Bedroom 1 is equipped a Standard Double Bed with a wall mounted 32” colour TV directly in front of the bed.

 

The large mirrored floor to ceiling cupboard offers plenty of space for hanging clothes. We supply a good quantity of non slip suit hangers. This cupboard also has several large shelves and five draws.

 

For anyone requiring to do some work at a desk while away, Bedroom 1 has a folding chair and a wall mounted folding table that can accommodate a 17” laptop, A4 notepad and more.

 

Bedroom 1 is equipped with a large folding drying rod which is especially useful for hanging/drying a wet bath sheet.

 

Bedroom 1 is also equipped with the following:

 

An ironing board and a small folding cloths airer/dryer, stored under the ottoman bed.

 

A steam iron, a hair dryer and a laundry bag, which are all stored inside the mirrored cupboard.

Floor Towel (bath mat) x2

 

All towels are stored inside the mirrored cupboard.

 

If you need more than two sets of clean towels during your stay, please feel free to use the washing machine and tumble dryer as needed.

Bedroom 2 is the middle bedroom and overlooks the rear garden and is not overlooked by any properties to the rear of the house.

 

Bedroom 2 is smaller than Bedroom 1 and is equipped with a Small Double Bed, just six inches smaller than a standard double.

 

Other than these two differences Bedroom 2 is equipped and arranged exactly the same as Bedroom 1.

The walk from/to Ipswich Railway Station is just over ten minutes.

 

Same goes for the walk from/to the Central Bus Garage (@ Old Cattle Market)

 

The bus journey to Ipswich Hospital on either of four buses takes just over ten minutes. Bus No’s: 66, 66A, 75 and 800.

 

The drive from our place to Ipswich hospital is just over ten minutes.

 

By car we are a six-minute direct drive from junction 56 for the A14

Basically everything you could ever want or need while working away is a short walk from our front door.

 

The Local Shops

The is a good selection of local shops and take aways literally two/three minutes from our door.

These are close enough to be super convenient but not too close so as to hear or smell!

These include a Co Op Supermarket (with Free ATM) just 2 minutes from our door, and a Chinese, a Indian and a Fish and Chips takeaway, in just three minutes. The Indian is actually also a restaurant.

There is also a pharmacy just over a five minute walk from our door.

 

 

A six minute walk takes you to Stoke Bridge. Over the bridge and immediately on the left is Cardinal Park, on the right The Waterfront and directly ahead is St Peter’s Street and The Town Centre.

 

Cardinal Park

Available on Cardinal Park is a cinema, three restaurants, three fast food outlets, a pub and a gym (which conveniently has a very affordable 24 hour membership option).

 

 The Waterfront

In addition to the opportunity to have a nice relaxing walk around the marina there is a whole host of food and drinks on offer at The Waterfront.

There is something for everyone from an outstanding French restaurant on a boat, where the food is out of this world – but the bill is not. There are also several steak houses and pub restaurants. To avoid the hustle and bustle but still enjoy the marina The Last Anchor sits on the opposite side of the marina to everything else and offers a stunning view of the marina.

 

St Peter’s Street

St Peter’s Street seems to be everyone’s favourite street in Ipswich, full of a surprisingly enjoyable range independent shops. With it’s mix of very old and some new buildings and shops this street certainly gives you that special certain feeling that you don’t find in every town centre street.

Here you will find everything from an artisan bakery, several restaurants and bars/pubs, a couple of cafes and a mixture of several other quaint independent stores and even a statue of Thomas Wolsey himself.

 

The Town Centre

Beyond St Peter’s Street is The Town Centre. Here you will find all the usual retails outlets normally found in a town centre.

Upper Brook Street is a good place to start. It has a Sainsburys supermarket and a range of other popular retailers like Wilkinson, Savers, Costa Coffee, Nero and Greggs.

The Central Bust Station (@The Cattle Market) is a stones throw from Upper Brook Street and both are just over a ten minute walk from our front door.

If you have a car there are a few little gems just minutes from our door.

 

Bourne Park and Bourne Bridge are three minutes by car. Located on the Bridge is Mac’s on the bridge where you can grab a hot drink or hot food Monday to Saturday 7 a.m. till 2 p.m.

 

Travel another minute and it’s the mighty Orwell Bridge and The Strand, a local beauty spot, where people pull up and soak up the view or go for a walk along the river and under the Orwell Bridge.

 

Just over ten minutes from our door is Wolverstone Marina where you will find the Loch & Quay Bar and Restaurant, with it’s peaceful views and great food it’s only minutes away but feels like a million miles from everything. Especially nice is it’s decking area looking out on to the river, the Orwell Bridge and the hills of Nacton on the other side of the river.
